@AJPreziosi NJ has worse laws for developing. Nj has the pinelands and highland commissions. And NJ has COAH and the Department of Community Affairs. That’s on top of everything.
SE PA has 424 municipalities across 7 counties surrounding Philly. Each one has its own municipal code, planning commission, and zoning board. That’s 850+ land use bodies making independent decisions about what gets built, where, and how. Fix this and you fix the housing problem
@harrisonfinberg You definitely point out the reason for the boom bust cycle many markets in Texas and Florida experience, and the difference in the slow growth cycle here that prevents the fluctuations because of the structure. It’s a positive side effect for property rights advocates
