We should be matching our comps based on condition, quality, and similarities that in the subject market/area a potential buyer would see as the most important factors. We are essentially looking for "replacement properties" for that home. If we as appraisers are basing our opinion on the "ask price" that could result in misleading results... and would not be performing our due diligence on the assignment.
I had someone ask me about best practice in general, when homes go contingent, if a price adjustment up/or down should be refelcted in the MLS listing... (They were hoping a price change might make it appraise higher ๐ง) But i told them, the appraiser should be looking at comp selection through an entirely different lense... It's poor judgement to just search based on a home's price tag when selecting their comparable sales, anyway... here's a perfect case study: ๐ค *see screenshot*
Even the automated zillow opinion of value ignores a lower contingent ask price. (Not that a zestimate is notoriously accurate... ๐)
