Boomers have locked down every area in the country that people have any interest in living.

If she wanted to build multiple homes on her 37 acres, she would have to do a lot split. The biggest factor and how many times she can split it would be the road frontage.

They would not let her do tiny homes because there are square footage minimums for each single-family home.

The whole game is designed to keep property values as high as possible because their revenue is dependent on property taxes, which are related to the market value of the land and houses

What they really want her to do is sell the land to somebody that will build a 5000 square-foot house and large accessory building that they can charge exorbitant property taxes on

They want her and her kids to move somewhere else and rent

Those I know of give BIG tax deductions to maintain wild spaces, making it easier to develop nearby properties. Usually the developer purchases the land then later sells it when the development is complete.
