@ceritheviking We looked at tram options then to link to the offices/ CBD, plus bus station (potential location at network rail car park), but then the bus station option plan shifted to where it is now, and office devt shifted to central sq and Herbert st
@ceritheviking Going back to when I worked for the council (fair few yrs back now); if memory serves, on the original master plan there was a similar office building proposed to the south, as per the one built to the north.
@ceritheviking Land to the south of Callaghan sq saw a lot of investors pull out (historically) due to the development of the hostel housing behind (and antisocial problems attached when they first opened)
@moving_charlie Another thought, also worth checking the mortgage fee rates as well, as they can be far higher, especially if using a bridging loan to fund eg entry and exit fees
@proptechpioneer It’ll take a long time to kick start private building but affordable housing could be driven by Govt investment…. But doubt the funds will be made available (without more tax rises). Mind you the aff schemes I’ve looked at recently don’t stack up 🤷🏼♂️

@Joe___Allen Cooling is an interesting discussion. Some of the best houses I see have integrated reflective blinds and/ or external shutters. Half metre thick walls/ older buildings, also helps, but then lose too much heat in the winter. EPC and energy assessment reform a clear way fwd 👍🏻
