@Stealx I agree 100% with your thought process here. If the rates stay above 6% home owners with ARM in 3 & 5 years may need to sell if they can't afford new interest rates. Otherwise if you locked up 30 year 3% or less rate why move unless work is requiring you to.
@SeanODowd15 In our market we find a sweet spot of multi-family to be $2m- $8m. Too expensive for mom and pop investors and not enough for institutional investors. But to your point we have seen out of town investors drive up sale prices in the past 18 months but we expect that to slow down.
