Real Estate Agent

Me: 'Remain detached until after inspections.'

Also me the second we hit the kitchen island: 'Pack your bags, we live here now.'

[Brandon Black, Realtor @BBlackRealtor]

Upstairs: 'Look at the waterfall island!'

Downstairs: 'Why is the foundation doing yoga?'

Aesthetic potential is cheap. Structural repairs are not. Always bring a flashlight to the showing.

Normal agent: “I’ll ask the listing agent.”

Me: Already holding the tactical flashlight and halfway into the crawlspace.

Never buy a home without someone willing to inspect the dark corners.

You test your smoke detectors and swap your HVAC filters every month. Don't skip the most important inspection on the list. Early detection saves lives. Schedule that health checkup today.

Quartz countertops look incredible until you drop a marble on the living room floor and watch it roll into the next county. Look past the staging.

People think realtors make $12,000 to open a door. After splits, MLS dues, taxes, and marketing, I can proudly buy two fancy coffees with my net profit.

Other agents look at the quartz counters. I look at why my pen rolls across the floor on its own.

Pretty staging hides ugly foundation issues every day. Hire someone who checks what’s underneath.

Listing agent: "The seller did all the renovations himself!"

My 15+ years in construction: "Call the city. Pull the permits. Check the foundation."

Cosmetic flips don't fool everyone.

[Brandon Black, Realtor @BBlackRealtor]

Buyer: 'Can we knock this wall out?'

Me: 'Probably.'

Buyer: 'How much?'

And just like that, the tailored suit disappears and 15 years of construction math takes over.

Normal trunk: Groceries.

My trunk: 4 lockboxes, 40 blue booties, an extension cord, and 3 jackets for climate emergencies.

Prepared for every showing, zero space for food.

I check foundations for a living, but real estate can wait.

Real estate is 10% closing deals and 90% fielding "The inspection found what?!" calls while holding a cold cup of coffee.

“Back on market through no fault of seller” translates directly to: pull up a chair, grab a coffee, this story has three acts. What listing phrase do you need decoded next?

Behind every glamorous "JUST SOLD" post is an agent in a parked car eating saltines while fighting a jammed portable printer.

Nothing tests the durability of an expensive tailored suit quite like an unannounced crawlspace inspection with a yellow flashlight. RIP to the wool.

Can negotiate six-figure contract terms effortlessly, yet still spend 8 minutes trying to figure out which switch controls the kitchen island lights. Real estate will keep you humble.

Opening your inbox at 11:06 PM and seeing 'Inspection Response' is an immediate caffeine substitute. Goodnight to everyone except real estate agents.

Normal people track days of the week. Realtors just track whether the appraisal report is back yet.

Hearing "I’ve been doing this for 27 years" on a deal is the universal cue that a faxed counteroffer is imminent.

Showing instructions: “Door sticks slightly.”

Me on the front porch conducting an unsolicited SWAT breach in a custom suit.
