@ThinkAppraiser I used ACI in the 90’s and wintotal since around 2000. The 3.6 version of wintotal is painful at best. I’ve used it and Aivre and wintotal isn’t even close. Problem is, Aivre doesn’t have the 1004 form and some local banks and FHA and VA still want them.
@ThinkAppraiser Not pissed. Rates aren’t high and it will thin the herd. All the posers leveraged to the max and driving prices higher will get spanked.
@ThinkAppraiser Maybe on the coasts where insanity rules but in the southeast we’re still seeing under 30 day marketing and some multiple offers above list in our median price range.
@ThinkAppraiser I disagree. I’ll take a 5-1 or 3-1 over a fixed any time. Take the lower initial rate up front. If rates move up, refi. Commercial borrowers never get full fixed rate terms and they always look to refi every 3-5 years
@ThinkAppraiser Go to office early, 7-9, inspect 9:30-12, grab lunch, go back for work ups, look at one on the way home, around 4:30. Separate office is well worth it!
@ThinkAppraiser@SpencerHakimian Mortgage rates have been trending down and our appraisal orders have tripled in the last two months. I don’t look at my stocks daily because I don’t trade them often. The prior administration was a train wreck so I’ll give this one more than two months to judge.
@ThinkAppraiser It’s probably a scam to the agent that told the buyer that they were “stealing” the house that had been on the market for 120 days and the seller knocked $5k off the list to get out. People need to read the definition of “market value” as that is what the appraiser is estimating.
@CollinJHumphrey Love my tankless water heater, floor trusses instead of joists, 36” or better range with fully vented hood and no carpet. Should have run gas lines to have my four front exterior lights be gas lamps instead. Love that look!
@SactoGeoff That appraiser must not have an extensive client list. My associate and I are booked with appointments through Thursday and could never be at a house the same day it’s ordered.
@aremuhknee@ThinkAppraiser I particularly like when the agent is there and proceeds to tell how great of a deal the buyer is getting. Usually, the buyer is paying market. When they try to give comps, I tell them it’s not my first rodeo unless it’s a relo.
