@BRog1982 Many shared owners sublet in our block. It all started in 2020. At the time govt and HA rules meant shared owners were *not allowed* to cover their costs when subletting. So shared owners had to subsidise private tenants for years, while leaseholders could let at market rent.
Some of us with Shared Ownership properties have become "accidental landlords". I never wanted to let out my flat, but having failed to sell, it was my only option. This brings costs, stress & responsibility for £300 less a month than I pay out.

@BRog1982 I guess this is a question for @mtpennycook, the minister responsible for the shared ownership scheme.
A neighbour told me his losses from subletting so far are over £35k. Like you, his rent + mortgage + SC costs are far more than the rent he can charge.
@LostInSW19 I couldnt get a tenant to pay what I pay out in mortgage, rent & service charge. How is it "affordable housing" when my private tenant is paying significantly less than I pay out every month? I'd be better off privately renting 🤷♀️
@LostInSW19@insidehousing@natfednews Shared Ownership “Code” is guidelines only, not mandatory and designed to sell more people into shared ownership without addressing any of the pitfalls or issues with shared ownership. NHQB is bypassed for SOwners - relationship is b/w developer and HA and not for SOwner.
@BRog1982 👋 We successfully campaigned for an exemption to the 12-month reletting ban for shared owners who had to sublet. Unfortunately, @mhclg was late issuing shared owner guidance - only days before the RRA came into force - and introduced caveats. Please get in touch if needed.
The only way I can sell my unmortgageable leasehold flat is to a cash buyer at auction-probably (hopefully) for around half what I paid for it. If it doesnt sell I am truly stuffed as will be barred from re-letting it, or re-listing it for 12 months under RRA (as I understand it)
@PropIndEye I was fortunate to be able to sell mine, just. The agents (a property auction company) were quite honest in the valuation looking at similar properties in the area, time on market and asking prices. Although a massive hit on the price, best move I made out of leasehold hell.

...and yet, I'm aware that a lot of housing associations haven't allowed people to sublet, so I am (in theory?) one of the lucky ones.
Renters Rights Act has increased my costs & limited my options. This Act is great for tenants under corporate landlords but crippling for me.
