It is possible that these loans are being originated and impaired in the same quarter! If we were to add the ~$40MM YTD other impairments to the ~$135MM of end-of-quarter ML1 tenant loans, it would imply MPT has actually lent ~$175MM to former ML1 tenants or +30% more! And already more than "stabilized" rent in 2 years! We strongly believe most of this incremental went to insolvent HSA. How can tenant collection trends be "improving" if MPT is understating the cash going in the other direction?"
