When i was still working as a biomedical engineer in Ubth, I had this male coworker that used to stay back in the office till 8 PM every night. Four extra hours of doing absolutely nothing, just sitting outside the empty conference room talking to himself or using his phone.

Every day, Nigerians lose millions of naira to land disputes, fake documents, and incomplete property transactions.

The difference between a secure investment and a costly mistake often comes down to understanding four critical documents.

1. Certificate of Occupancy (C of O)

This is the primary document that proves government recognition of your right to use land in Nigeria.

Under the Land Use Act of 1978, all land belongs to the state government, and the C of O is essentially a 99-year lease granted to you by the state governor.

It's the most important title document you can have for land or property. With it, you can legally develop the land, use it as collateral for loans, and transfer ownership.

Without a C of O, you technically don't have legal title to the land, even if you paid for it.

2. Governor's Consent

Whenever you buy property that already has a C of O, you need the state governor's approval to transfer that C of O into your name. This is called Governor's Consent.

Even if you have a deed of assignment and receipt showing you bought the property, without Governor's Consent, the law doesn't recognize you as the new owner.

It's basically the government's stamp of approval on your transaction.

Getting it can take time and requires payment of certain fees and taxes, but it's essential for complete legal ownership.

3. Registered Deed of Assignment

This is a legal agreement between a seller and buyer that transfers ownership rights from one person to another.

After purchasing property, you and the seller sign this document, and then you register it at the land registry. Registration makes it a public record and gives you some level of protection.

However, a deed of assignment alone doesn't give you complete title—you still need Governor's Consent to perfect your ownership if the land has a C of O.

4. Excision (for family land)

Many Nigerians inherit or buy land that belongs to a family or community. Excision is the process where the government officially carves out a portion of this communal or family land and grants it a C of O.

Once land is excised, it moves from customary ownership to statutory ownership, making it easier to obtain individual C of Os.

Before excision, family land typically can't get a C of O because the government hasn't formally recognized the boundaries or legitimized that particular portion for individual ownership.

TAKE ACTION NOW: Protect Your Investment

Don't let your hard-earned money disappear into thin air. Before you sign any document or hand over a single naira for that land purchase, do these three things:

1. Verify the documents – Hire a qualified property lawyer to conduct a thorough search at the land registry. Yes, it costs money, but it's far cheaper than losing everything.

2. Confirm excision status – If you're buying family or community land, personally visit the land registry or state surveyor-general's office to verify that the land has been excised and gazetted.

3. Budget for Governor's Consent – Don't just budget for the land price. Factor in legal fees, survey costs, and Governor's Consent fees from day one.

Now, in my school, if a child doesn’t eat and you don’t report it or inform the parent through the communication book, you’ll be penalized. The funny part? This particular parent never opens the communication book.

For those of us unfamiliar with the meaning of colors on plate numbers, PLEASE PAY ATTENTION

The plate number that is lettered in BLUE indicates a private owned vehicle.

While the RED lettered plate number indicates a vehicle used for commercial purpose.

Then the GREEN lettered plate number shows that the vehicle is government owned and is used by government officials.

Lastly, the BLACK lettered plate numbers are for members of the Armed Forces, that is, the Military/Paramilitary etc

So from the colour of a vehicle's plate number, you can easily tell the purpose of the vehicle.

This happened in 2024.

One night, my husband and I were returning from Oshodi with other passengers when we got stuck in traffic on the Long Bridge, just after Opic on the Kara side. Suddenly, the clutch failed, and my husband had to step out and start pushing the bus all by himself. It was already late, the bridge was very long, and everyone was scared because the area is dangerous at night, boys could easily come out from the bushes.

One after the other, the passengers got down, collected their transport fares, and left. In the end, my husband was left with only ₦1,500. Only three of us remained with him: myself, a woman carrying heavy loads, and an elderly woman.

Somehow, he managed to push the bus down the bridge and called a nearby mechanic who fixed it enough for us to make it to Mowe. I felt like crying that night, but he simply said, “There are days like that.”

Since that experience, I’ve learned to appreciate everyone, no matter their hustle, because being a man and carrying such responsibilities is not easy.
