@EstateRanger This gonna become really relevant for resi condos over the next 5 years (at least in Canada). Under budgeting construction costs, beaurocratic decisioning, lack of trades and maturing projects. Make sure your building has a healthy reserve!

Next 3 years, we're gonna see some nasty condo board cases. Construction costs are so high now and boards have been underestimating construction costs forever.
If you are in a condo, have a good look at your reserves and plan for significant increases.
@EstateRanger Cheap psf because zoning risk, but we locked up a daycare through the institution zoning and then converting retirement home to a coliving type model. Will go back to original zoning eventually to fill up the rest of the commercial.
@EstateRanger Super weird one - used to be a commercial Plaza, plus resi above. Resi on 2nd floor stayed, but owner converted zoning to institutional to do a retirement home complex. Half the 1st floor converted to retirement home, other half empty commercial when he bailed.
@deanrclark@EstateRanger Only thing that makes sense to me is buying cash flowing value add. Cash flow covers mess ups (there are always) and value add takes care of the risk (theres always risk).
