Thanks for this post. 💯 I’m your shoes. I know deep down it’s time for me to be back in MT full-time where I was born and raised. So my daughter can be near her grandparents and for me to help my aging parents but the challenges are many (winters just being one of them). Honestly the truth is I have a grudge against the place that made me because of the challenges it made me overcome and the things it’s taken from me.

@UltraRunner26 Not far from this although I don’t travel much anymore. There’s some lifetime Titaniums out there, there was a short window where lifetime platinum status (I believe) with SPG transferred to Marriott. The good old days :-)
@TristenPalori State specific: equitable and statutory redemption are worth researching. (30 days for the foreclosure to start doesn’t necessarily mean 30 days and they lose the property)
If a later court ends up citing a fake case does it become real? Does subsequent precedent become invalid if it relies on fake precedent? If the chain continues another cycle does the authority citing the authority citing the fake authority count as valid precedent? Fun times :-). I wonder if any made up cases are slipping through the cracks of opposing counsel and judge and landing in opinions.
I think to fully understand the front end of any legal decision one needs to understand or at least appreciate the back end of a decision and that’s generally through litigation/case law. Reading case law takes time, lots of time, which is time otherwise spent just doing more deals. Knowing the law is why accountants and financial advisors, etc. hire lawyers (to minimize the risk of future litigation) so it’s funny that similarly situated attorneys don’t understand the “why.”
I believe this advice was well meaning and sincere and you’re probably a very good person. However, encounters like is are the reason I generally avoid in person industry events. I got lucky to grow my career in corporate America largely between SF and Seattle, I was encouraged to bring my full self to work even when I was terrified to death to do so. Those leaders at the time don’t know it but they created a path for myself and likely saved my life in doing so. Today, I have a husband and an 8 year old daughter.
It is likely that the young man who received this advice from you is straight and it was water under the bridge and he never thought of it again but by the chance he wasn’t, the advice was a major set back, likely to the point that he won’t be attending any similar events or asking for advice because eventually he has to explain why the unsolicited - get a wife, have babies advice - hasn’t been taken. From experience, you can only tell others you’re busy with other things for so long, it drains every last bit of energy out of you navigating how to avoid a similar discussion, so you avoid those discussions, people, and events. I’m sure you have a beautiful family and the advice was sincere but from someone who also has a beautiful family my advice is equally sincere - there are young people following along who don’t fit the typical mold of the majority of the RE community. But their hustle and excitement to learn from the best is all the same - which is great. I’m not trying to bring down but rather just bring awareness. I can guarantee there are younger less established people on this platform trying to be involved in this community and in this industry and personal advice like this (even the best intentioned) can create significant barriers for their involvement. I’m still following along and have mad respect for the hustle and hard work you and all the others in the RE community do. I mean no disrespect and I hope it came across that way.
Well when 20 people show up at lotto headquarters in Indy looking to collect half the jackpot and another 19 $1m/$2m prizes they will likely be told, Powerball is investigating this ha. I just don’t see how this doesn’t get frozen and lead to a loooong Investigation. And why Indiana had sooo many even though others had quite a few too. 🤷♂️ 🤯
@jennyrozelle Ah can happen but slim. Usually when city codes are similar. Indy city code is IND and Tokyo Haneda is HND. My guess is it ended up at HND accidentally. If Tokyo Narita (NRT) then I have no idea. That said I thought computers/scanners etc had solved this.
@dig_deeper1 My old landlord in Santa Clara, CA, bought 80 foreclosures in Vegas in 09/10. He told me he didn’t pay over $8k per house. He held them all as well. Crazy.
Good analysis but homeownership is about so much more. Comfort knowing your the landlord won’t be selling or creating a reason to uproot you from your home is a big one. Had friends settle into a beautiful home, financially made more sense. Well one year in the landlord sold and another $25k in unplanned moving costs and the stress of moving while juggling careers etc was devastating.
The wild card is the protectionism of the rule makers. AI is advancing rapidly and the firms are scrambling to keep up but our state Supreme Court will become protectionists when the breadth of the disruption becomes clear.
Also, I think everyone on here looks at the law as beings all transactional. My discovery videos (often 3 officers for each alleged crime) CANNOT ethically be analyzed by AI. AI cannot argue 4th amendment cases before our appellate courts. And it won’t be persuading juries anytime soon.
