@TristenPalori I know a lot of people like to talk about brrr and tax free refi but when you do that the risk profile completely changes - levering up a stabilized asset is very different than levering up a value add deal day 1. You are also now managing something that is cash flowing less.
@jamesonhaslam Why not include a proposal to stain/ paint the deck as well so the repair blends in? Could potentially sub that out to a painter if you don’t want to do it.

I’ve never purchased a note so can’t speak to that. My point was finding a property with a private lender. I know they are out there but not sure where to find them - maybe REIAs and I assume most are on SFR or small multi family - neither of which I buy. The number of properties with the private lender is way smaller than traditional bank loans.
I assume this is only for nonbank loans and not a low rate assumable bank loan (that would prob trade at a premium)… aside from that the mortgage holder is different entity than property owner so are you suggesting that in very rare cases you are able find the lender and property owner who both want out and are willing to sell at a discount? Seems like a needle in a haystack..?
@larsmoravy Better pothole avoidance with FSD - major issue. Also, automatically turn on front camera when pulling into tight space like Rivian does now. Better screen distance indicators from objects when parking would help too. Y turning radius improvement.
@SDembraski It’s great for deer but slamming on the brakes for a bird flying by that would not have been hit is terrible. Had it happen twice within 24 hours of downloading 14.3.2. @Tesla_AI don’t slam on the brakes for small flying birds!
