There is a Broker here on X who preaches the hustle and grinding away. Off X, it takes the Broker days to respond to emails. Can’t tell if the Broker is too busy on other projects, or just all talk. Do I give Broker the benefit of the doubt, or just move on?

Moral of the Exercise: Buy low $/SF, and don't worry about CAP Rate.

We went through an exercise today to determine which commercial real estate investments would be better: Property A or Property B.... 🧵

The end results are staggering... Property A yielded more than a 2x cumulative return, and almost 3% higher IRR. Having a capital gain of $70 with a lower annual return vs a capital gain of $50 with a higher annual return, makes you way more money in the long term.
