@realEstateTrent Cut off 👃to spite face. Reputation as unreasonable/unserious buyer seems long term counterproductive. Why would sellers broker want to bring you deals in the future knowing that you draw arbitrary lines in the sand? Making good deals can never be bad for reputation.

@realEstateTrent Site visit is often the most important due diligence item. Client to buy a Walgreens. Broker, GP and other LPs hadn’t seen site. We went for our client. It was a disaster. Most customers going to new CVS down the block. Found out sales were down 60% after chatting with cashier.

Always impossible to forecast what the market will do. If we had to guess, we'd anticipate prices to ~maintain as rates increase.
If you're looking to buy/sell, make the right choice for you based on current market conditions. Don't try to time the market.
