The numbers suggest buyers are still active, with pending sales and closed transactions both increasing week over week. However, we're also seeing more price reductions, a rise in days on market, and homes selling for a slightly lower percentage of list price.
What does that mean? Buyers have more negotiating power than they did a year ago, but well-priced homes are still moving. In fact, 464 homes closed last week, showing that demand remains strong when properties are positioned correctly.

Dallas County saw a noticeable shift last week, with more inventory hitting the market and sellers making adjustments to attract buyers.
New listings increased slightly to 626, while 760 properties reduced their price. Closed sales also climbed to 440, showing that buyers are still active when homes are priced appropriately.
One statistic that stands out is the jump in average days on market from 36 to 51 days. Combined with a decrease in the average percentage of list price received, it suggests buyers are taking more time and gaining a little more negotiating power.
The market is still moving, but strategy matters. Proper pricing and strong presentation remain key to getting homes sold in today's Dallas market.
