At Zonda’s Builder 100 event, Todd Tomalak spotlighted 10 emerging trends that could quietly reshape the housing market—and investor strategy.
Highlights:
• Stagflation is a major headwind for building product margins.
• Decay in official data (due to collection problems) like household formation and inflation, may distort demand forecasts.
• Product pricing power is consolidating—only 5% of building brands command true pricing strength.
• Postponed moves - Homeowners younger than 50 are deferring moves but are generally less satisfied with their homes, a setup for future mobility.
• Online building product sales are rising, shifting supply chain leverage.
• Longevity gains could expand long-term housing demand by millions of units.
These shifts aren’t just noise—they’re early signals of structural change.

Here is an interesting article from Builder Online on the outlook for 2025 in the home building space. The first sentence of the 3rd paragraph really captures the point of this article – “the outlook for builders varies”. They provide various examples of builder sentiment being anything from somewhat negative to somewhat positive. Everyone agrees that whatever happens with tariffs could be impactful.
The striking thing for us in the article was the discussion around land. It notes that there is still a shortage of lots, but a good number of builders are looking to grow their lot inventory in preparation for a strong 2026. This indicates that there is confidence that, regardless of the variety of possible forecasts for 2025, there is some consensus that things are at least improving, with an expectation of a strong market sooner rather than later.

We’re excited to share the latest milestone in our joint venture with @brockbuilt.
Lincoln Property Company has just announced The Shoppes at The Gathering — a 43,700 sq ft, Napa-inspired retail village set at Haynes Bridge Rd. & Morrison Pkwy.
Attached to our residential development, The Gathering, the seven boutique buildings and central lawn will sit steps from the single-family homes and townhomes Brock Built already has under construction - an amenity package that will drive even more interest from homebuyers. Construction starts later this year, with delivery slated for Q4 2026.
Why this matters:
• Metro-Atlanta retail vacancy hovers near 4%, so thoughtfully designed space like this meets real demand.
• The mix of walkable retail, green space, and new housing checks every box for live-work-play living.
• It’s another example of how strong partners can move quickly when the right opportunity appears.
We’ll keep you posted as the project breaks ground.

Spring 2025 brings a complex housing market, BUILDER Magazine reports. Demand is softening (new home sales down 12% YoY) amid weak consumer confidence. Tight inventory (prices rising 20 straight months) and new tariffs (+$9,000/home) raise costs, while labor shortages (300,000+ unfilled jobs) persist.
Regionally, Sunbelt markets are normalizing; parts of Florida have shifted to buyer’s markets. High-end buyers ($1M+) stay resilient.
CCM remains cautiously optimistic: structural shortages and strong demographics continue to support residential real estate's long-term value.

Here is an interesting story about a possible future for the housing industry. Startup Canadian robotics company, Promise Robotics, is offering a fascinating glimpse into the future of U.S. homebuilding—one shaped by labor shortages, rising costs, and shifting economic policy.
They are planning on utilizing AI robotics to shorten construction timelines and lower costs.
As demand continues to outpace supply, automation could become a key lever for scaling residential delivery in undersupplied markets. For real estate professionals and investors, it’s a trend worth watching closely.

Housing supply constraints are deepening—and so are the opportunities for investors and builders ready to act.
Key takeaways from the National Housing Supply Summit reaffirm what we’re seeing in the market: labor shortages, regulatory barriers, and outdated zoning are worsening inventory challenges. But for builders who can navigate these headwinds, the demand is there.
CCM remains cautiously optimistic. We see profitable opportunities in regions open to regulatory reform and supportive of scaled housing solutions. Our teams are focused on building efficiently, where demand is high and supply is scarce.
