@WWLTV Somebody already did this—a high school student at Ben Franklin. I think it was around 1979. He was class of '81. I remember Jones Walker was on the game board.

7204 Birch (aka 1530 Broadway). Status of construction at October 6, 2026. Because this is an "SMFA D2D"—allegedly providing affordable housing—no off-street parking is required. With twelve bedrooms in four units. One unit must be rented to affordable housing candidates, which may include students. (But the owner's record for actually renting to eligible candidates at other SMFA D2Ds is a topic of much dispute between University Area neighbors and City Hall.)
Owner is oil & gas executive and Tulane alumnus Ian Konrad, dba Endeavor Partners, LLC: https://t.co/5TLKgeM5bh
You'll recognize attorney Peter Connick as the Registered Agent for the LLC. No formal cooperation with Mr. Konrad on the 7204 Birch/1530 Broadway project is implied: It could be, for example, that Mr. Connick's legal secretary simply happened to process the paperwork for Mr. Konrad's LLC.
At the same time Mr. Connick is the "-C-" in RCR Ventures, LLC, which is currently planning to decommission and gut Ted's Frostop; and build a ~104-bedroom student dormitory ("but also NOT a dormitory") for Tulane University at Calhoun and S. Claiborne, where HU-B1 zoning doesn't allow dorms.

@SlickWillie_@AubryKWDSU@wdsu The sign is from the 1950s when it was a children's underwear/sleepwear factory and sales office —up until around 1960. Later it was a sewing machine company and then a warehouse for auto parts; then plumbing.

Thanks for finally saying it, WWL. Ted's Frostop will not survive the Robert Fresh Market/Tulane University dorm development treatment.

But Ted's Frostop (et environs) is 1 of 9 endangered N.O. sites in 2026 ...
"Ted’s Frostop & Surrounding Neighborhood" has been named as one of Louisiana Landmarks Society's "New Orleans' Nine" Endangered Sites for 2026. Selections were announced at a press conference today (Sept. 16, 2026) at the Pitot House, 1440 Moss Street, on Bayou St. John in New Orleans.

THREAT: Out-of-Scale Development & Possible Loss of Iconic Diner
Ted's Frostop, a Midcentury Modern diner, has served as a generational cultural landmark. After Hurricane Katrina, reinstalling its iconic root beer mug became a symbol of the city's resiliency. First threatened with demolition, Ted’s now faces possible gutting of its classic diner interior and construction of an attached, out-of-scale, three-story apartment or dormitory development, whose density, massing and lack of parking would disrupt the adjacent historic neighborhood. Although nominated for local landmark study, the designation does not protect the interior. Claiborne Avenue has long divided Tulane's campus from the neighborhood; though Tulane has paused involvement, it has not ruled out returning, leaving the project poised to set a precedent for Tulane’s expansion across that boundary.

Stuart Hall purchased the property on May 12, 2026. Actual purchase price was not recorded. The last time an owner took a homestead exemption was in 2020.

N.O. HDLC Hearing of Sept. 2, 2026
The Commission heard the nomination of 8133 Spruce as an HDLC landmark per criterion #4—as the work of a recognized architect, H. Jordan Mackenzie. Built in 1911. Turns out the landmark nomination was requested by a neighbor. The owner, Stuart Hall School, opposed the nomination, represented by architect Jack Sawyer of Eskew Dumez Ripple. (Sawyer was involved in the recent attempt to build a hotel for Loyola University at St. Charles/Pine.)

RESULT: HDLC landmarking was approved. Expect an appeal by the owner to the City Council within ten days.

1416-1418 Marengo, between Pitt and Prytania. Closed on 8/26/26 for $1.1M. Not in Carrollton, but worthy of mention. Purchased by Crescent City Developers, LLC—same guy who developed the Ireland House estate on the 900 block of Burdette into five townhouses some years ago. Has properties under development in land use hearings every month. Sale was announced in real estate transfers today (9/3/26). No history of work permit issuance on OneStop. Neighbors, get ready for [over]development.
