1/ TRIFIC is in the market with an unrestricted public offer for the TRIFIC Green USD I-REIT, which closes a week from now on 12th June 2026.
In this thread, we break down the key details of the offer:
Our stock has traded at a discount to NAV, primarily due to the debt overhang that previously existed. The way to resolve this was to deleverage the company and bring shareholders closer to the assets. We've now completely paid down the debt, we expect the Price/NAV gap to narrow
Our assets have grown from Ksh 4B in 2009 to Ksh 50B, a 12x growth. Our original mandate was to scale and grow tangible assets without shareholder equity capital injection, using non-recourse debt and return shareholder capital in full and also pay the acquisition debt in full.
The Longhorn Publishers revenue has grown significantly by 50% in the last 1 year. With the new digital platform we are positive we will realize more returns once it is deployed to the larger education public.
We run a lean and efficient operation within @CentumPLC with operating expenses of less than Ksh 600M per year which is sufficiently covered by our liquid and cash generative assets.
In the real estate business, we initially deployed 9.3B. That investment has realized 8.3B with only about 940M remaining as net investment vs remaining assets worth 30B.
Historically, we took on significant acquisition debt to acquire assets. Once assets have achieved the desired returns, our focus has been to monetize the assets through exits to pay down the acquisition debt fully.
