Make sure to remember that said paper must then be notarized by someone else to ensure that no one can possibly forge something. You can buy a home with Docusign and many other things 10x as expensive, but a piece of land, no way!
In Ohio you have to physically sign the docs in Ohio or your loan isn’t enforceable……

@Dirtdog@elonmusk We built three daycares in MN, all finished the end of 2024, just in time for Higher Ground to tell us they weren’t going to open them because they were going to file for bankruptcy. Fun times! Still working to backfill them, those are 3 of the 4 I have left…….
@dirtdog Don’t invest anything you can’t lose completely and don’t need back for 3-5 years at a minimum. Also, depending on the type of investment, be prepared to invest additional capital if necessary
Slow long term death, where it’s probably ok to own in the short term but in mature urban adjacent markets I can’t fathom developing or owning either an oil change and gas station long term. You’re just playing a game of which one closes first. Forget electric, newer cars need less oil changes by 2-4x
