But this is a big loss because we need more journalists like him in our market.

Highways and sprawl isn’t just terrible for your life (the high personal and financial cost of the long commute) and terrible for the environment, it’s also terrible for cities and governments because the math doesn’t work. Sprawling cities are broke. Sprawl inducing highways lead to broke cities. Read this and think about Ontario’s proposed Hwy 413 - which will run through farmland. But not for long. It will unleash another generation of broke, sprawling cities.

The sprawl/highway model demands long-term government subsidies for infrastructure. They don’t have enough of a tax base relative to infrastructure costs to run a financially viable place.

This is why infill is golden. Infill - more homes where infrastructure already exists - better uses government infrastructure dollars already spent on roads and sewers and parks and schools. Plus, it opens up the possibility of having *sufficient* density to create places, places where walking cycling and transit can become true transportation options.

Government costs for building new housing are through the roof. 100k in Federal and Provincial taxes!

In a low interest rate environment, it was possible to get away with this. But as developers contend with high borrowing, construction and material costs, the math doesn't add up and a lot of new housing in the city is on hold. Given the shortage we face, this is terrible news.

Governments need to use the levers they have to re-establish viability. Today!
