“What can this particular piece of land realistically accommodate?”
Would you rather change your dream house or change your land?
STOP DESIGNING YOUR DREAM HOUSE BEFORE YOU UNDERSTAND YOUR LAND.
You may have the perfect Pinterest design, but your plot may not accommodate it properly.
Plot size, shape, access, setbacks, slope, drainage, orientation and surrounding buildings all affect what you can build.

Don't choose one simply because you like their portfolio. First ask:
1. Have they designed projects similar to mine?
2. Do they understand my vision?
3. Can they design within my budget?
4. What exactly is included in their fee?....1 /3
5. Will they handle approvals & consultant coordination?
6. Will they be involved during construction?
7. How do they communicate with clients?
8. Can they show me completed projects, not just renders?

A house can cost millions to construct.
Good design helps make sure those millions are spent intentionally.

Technically, you can build without one. But an architect does much more than draw floor plans.
