When you're ready to build a house:

Stage 1: Get a Surveyor and lawyer to vet the land and necessary documents for you.

Stage 2: Look for an Architect. Openly discuss your ideas, budget, visions, and everything you want.

Sometimes, avoid buying a house if necessary and build your dream house where you can monitor the construction phases and progress.

Not all houses that look good are structurally fit.

Not all developers can be trusted. Many take shortcuts to the detriment of the structure for monetary gains.
