Tunnel Vision Challenge update!
1. University Hills Loop: Great initial meetings with regulators. Many more to come. Hoping to submit a permit application in April. Goal is to strengthen access to transit/jobs in South Dallas, and possibly then extend/connect to North Dallas.
2. NOLA Loop: Great initial meetings with elected officials and the Convention Center. Many more meetings to come. Goal is to strengthen connectivity by the Convention Center and Business District, and reduce event related congestion.
3. Ravens Loop: After initial meetings, this project unfortunately will not be moving forward as part of the competition.
What does everyone think? Should TBC select another project to fill the now-open third slot?

Seegars just opened in the Cedars. Sandwiches, coffee, newspapers, martinis. Right next door is a legendary Dallas dive bar with a pool table and no windows (Mike's Gemini).
Rhode & Sons hat shop opened late last year. Authentic hat shaping by hand. Four Corners Brewing is down the street, Sandwich Hag is around the corner, and Lee Harvey's has been here 50 years.
Old City Park is great and getting better.
We opened a 76-unit apartment building right in the middle of all this three weeks ago. We break ground on a bigger project one block over this year.
We plan to own in this neighborhood for the next decade.
Not because of cap rates or IRR. Because every new merchant that opens makes everything around it worth more.
The Cedars is early. We like early.

‼️MAJOR TRAFFIC ALERT ‼️
ALL westbound and eastbound lanes of Interstate 30 between I35E and I45 in Downtown Dallas will be CLOSED starting at 10pm tonight (Friday) through 5am Monday morning (Jan. 19). Your detour is Woodall Rogers, but let’s be honest - don’t even go that direction this weekend if you don’t have to.

It’ll be fairly chilly throughout the whole weekend with the coldest temps on Sunday morning. Temperatures are forecasted to be in the mid to potentially low 20’s early Sunday! Bundle up, and protect those pipes!
