@AkkadSecretary You're missing debt. If you buy a $500k house with $50k down, and it goes up 10% to $550k, you've doubled your investment to $100k.
$50k in the S&P that goes up 33% it's only $15k gained.
If you can leverage with no margin call risk it's better.
