Recently, I sat down with @AshleyKobovitch from Crexi for a wide-ranging discussion on today’s market, policy-driven uncertainty, and where real opportunity actually exists.
First, credit to @CREXinc for continuing to create transparency in the market and for asking the right questions. Platforms like theirs are helping shrink inefficiencies and bring better data to owners, investors, and brokers alike.
One of things we discussed is this:
In uncertain markets, most people ask, “Should I wait?”
The better operators ask, “Given the rules as they exist today, what still works?”
We are seeing hesitation, especially in the land market, where policy like 485x has made underwriting more difficult. That hesitation creates a stalemate. But even in that environment, deals are getting done. And those deals are setting the market.
Another important point:
Waiting is not a neutral decision.
When you wait, you are giving up control and making your outcome dependent on external factors like legislation, interest rates, and capital markets. Meanwhile, the market keeps moving.
There is always a path to creating value. It just may not be the same path that worked two years ago.
