After heavy rainfall, the chambers overflowed and flooded the space.

A reminder that waterproofing isn’t just about materials. It’s about understanding the full system 🌊

If your ceiling follows the roof shape, you’ve created the perfect condensation hotspot.

Warm moist air always finds the coldest surface.

If this area isn’t insulated right, condensation & mould will return. It’s not about more insulation, it’s about it being in the right place

“Small leak” usually means a BIG waterproofing problem 🤦‍♂️

Too many buildings leave waterproofing until the very end… or value engineer it out completely.

The cheapest time to solve water ingress is during design.

After that? It’s damage control.

This wasn’t a condensation problem.

The shower tiling stopped halfway up the wall. Above it? Plasterboard acting like a sponge.

Water splashes, soaks in, then settles elsewhere as condensation.

Poor detailing. Not bad luck.

“Why is water leaking in above my window?”

Good question. And a really common one.

Install a drip profile above the window.

A small piece of plastic, sealed to the brickwork, that forces water to drip away from the window instead of running back into the construction joint.

“Breathable” sealant is one of the most misunderstood terms in construction.

People hear breathable and assume it somehow lets rain through.

It doesn’t. If it does… you’ve bought a rubbish quality one!

Brick ➡️ render ➡️ bonding plaster ➡️ three-part waterproofing system ➡️ battens screwed through all of it ➡️ waterproof membrane stuck on the battens ➡️ plasterboard finish

Result? Endless call backs.

The real issue? A design disconnect.

We found that the blockwork had gone in before the waterproofing was connected.

It was NEVER going to be watertight.
