You'll have a house listed for 40 days, lots of showings no offers
Then out of nowhere 2 offers on the same day, one was over asking
You'll go a few months without getting paid, then you'll get paid on 2 flips the same week
Need to stay liquid to make sure you can survive the peaks and valleys
@BrokerBranden Not sure about that. The profit was moved into a duplex that cash flows amazingly, better area so have appreciate much more and only manage 2 instead of 4 tenants.

Was purchased during Covid for around $340k sold 4 months later for $410k at the time I thought I should have kept it. Hasn’t increased much in cash flow from when I sold it. Appreciation is up probably 50%. What do you guys think?

@colemarabito@flooranddecor The thicker obviously the better. I’ve noticed usually about a 5 year life expectancy. I pay attention more now to how good the they connect to each other. I always FaceTime my flooring guy and ask for the feedback. That’s the biggest drawback to LVP.
