As my birthday approaches this Sunday - May 17th (it's a BIG one), I have to realize it's just another day on this Earth and I need to continue focusing on enjoying my life, serving God's purpose, being around my family & friends and doing what I love.
Our 2026 Cincinnati real estate market is an odd duck!
Some areas are as HOT as a firecracker, while other areas as cold as a damp log.
Real estate conditions always vary based on LOCALITY!
@Hannahbhammond Vulnerability keeps it all real...and when you openly share it, people realize you're not trying to fake it until you make it.
Unfortunately, most won't publicly show their vulnerability until much later in life...if ever!

Alabama, being the first 3-loss team (+ 2 wins over pancake teams) in playoffs and looking atrociously bad in Georgia loss yesterday, didn't deserve getting into playoffs over Notre Dame, who lost first two games by a total of 4 points and went 10-0 after that. Plus, Oregon will flatten JMU - what a joke!
@NewsLambert@zoodealio@ResidentialClub In the Cincinnati Ohio market, I'm seeing some listings sitting on the market for up to 30 - 90 days and price reductions are more common now.
BUT if a new listing is properly priced and in great condition, I'm seeing multiple offer scenarios still happening!
Hi Caroline, it's all of the factors you mentioned above. It's a conversation that you have with the seller to make sure they have all of the data and pros & cons to help them decide where they want to price their home. I offer a price range, not an exact number. I do have a maximum number in mind that if they go over, I won't list the home, but that's after more discussions. Some sellers just want to test the market, while most others are motivated to sell. My Cincinnati market still favors the sellers, but over-priced or poor-conditioned listings can end up sitting on the market for 30 - 60 days or more and selling for less. We are seeing more price reductions too, while some listings are still selling within 12 - 72 hours and in multiple offer scenarios.
Home seller says: “Let’s just try a higher price for awhile.”
What happens after 30 days?
You lose out on your best days on the market and your home becomes stale. Home buyers wonder what's wrong and why it hasn't sold. Then you have to do a price reduction.
If home sales in your market are soft, you don't want to try to play catch up. Price it best at the beginning and you'll likely end up getting a better price overall.
