When you make $10k, don't rush to buy land or real estate properties.
It's going to be your greatest mistake. You will regret it!
Rather follow my four wealth-building blueprints:
(1) Reinvest the $10k in yourself —The first thing I did when I became a millionaire wasn't to buy landed properties.
It was to scale my means of income.
Starting from investing more in myself to master the skills bringing the income.
(2) Scale the source of income. The second thing I did was to scale the income source by gathering a team, building it into a business, expanding the products or services I offered, and improving them, as well as creating systems and structures to run it with or without me.
(3) Create Cash flow outside your current source of income— The third thing I did was to create a cash flow that will generate monthly income from other sources outside of the current income source starting from fixed deposit that earn up to 23% annual interest to investing in existing business, partnering to start a business as well as an exiting business, to investing in other financial markets.
At this point, lots of people thought I was a fool, including family members. On several occasions, they called me, "Julius, how can you be this rich yet you don't own a piece of property or land in your name?"
But I didn't mind, I had a plan and a blueprint, and I was ready to follow it regardless of pressure from anyone, including the closest people I respect.
It was after my third plan, which is cash flow building for myself and to retire all my family members, was consolidated that I initiated the fourth plan.
(4) Invest in Real estate— I started buying and investing in real estate properties, starting from properties in developed cities to lands in off-city areas for land banking, and agricultural purposes.
There is a fifth blueprint, I don't know if I should share it but I will hint on it.
The fifth blueprint is using individual and bank money (Loan) to expand your wealth using your real estate assets as collateral.
Lots of people don't grow to the fifth blueprint either because they lack the knowledge, fear of execution, no connection to access it, or just don't know how important it is to grow with other people's money.
The gist is that lands and most real estate properties are illiquid. It's money on paper but most times won't come to your rescue in terms of need.
My 6yr old daughter usually makes combs, ginger bread man, earrings, bangles etc with empty cartoons of finished items in the house.
When she is done and brings them to me to wear them, I will take it from her and hug her,then I will remind her she is a genius.
Recently one of the bangles refused to clip the way she wanted and she started crying 😂.
She came to me and said mummy I am not a genius anymore.
I told her, people do not loose their human genius just because something did not work…you have to keep trying till it works.
I also tried to let her know, there is no perfection in the world so she shouldn’t worry about making things perfect.
This makes her to go back to her craft and figure things out.
This is me telling you to “Go back and figure it out” don’t abandon a thing because it is not yet Perfect.
The only reason tomorrow is important is because the imperfections of today gives tomorrow people the opportunity to express themselves.
So imperfection on its own is what guarantees engagement for tomorrow.
The bear market brings everyone back to reality, and you realize how retarded we all have been during the peak of the bull market.
Most people will be filled with regret, and some might even consider giving up.
But make no mistake, the bear is still the best time for you to find the best opportunity in the market and position yourself to make the most money when the market improves.
