Before we lend out any money we perform an appraisal. We make sure income taxes are up to date. We want to know what is our exit strategy. We want to know what is our risk before we invest any money.
This is what I love about linvesting in mortgages, and this is what attracted me to this investment. With mortgages before we get into it, it's a fixed rate that we're lending at so we know exactly how much we're going to make on our investment.
There are people that need to get into a home but they might not fit into the buckets of the banks, so we use private 1st and 2nd mortgage financing to help them out.
Everyone has a story...we as private lenders offer common sense lending not the typical bank lending which is based on GDS and TDS ratios. What's your story?
When you use a credit card for 30 days, they don't charge you any interest. They charge you interest after the 30 days. So, while you're going out and about, use your credit card. At the end of the month, make sure that your credit card is paid off in full.

Tip #3: When you get your tax returns every single year or you get your yearly company bonuses, why not take that money and deposit it to pay down your mortgage?
Tip #2: Round up your payments. For examplet if you have a mortgage payment of $1,479 every single month, round it up to $1,500 if will lower the amount of mortgage interest you pay back.
Tip #1: If you're paying your mortgage on a monthly basis, change it to bi-weekly. Just by doing that small change from changing it from monthly to bi-weekly, you cut off almost five years off of your mortgage term. It's a no-brainer, do it.
