@realEstateTrent If they won’t share any details on the building, then just make a bunch of assumptions and send over an AMAZING offer, with a list of your assumptions.
Then when they immediately call you back, you start working through the assumptions. They’ll share everything
@tomfgoodwin Yes. This is the conundrum when lot prices are so high.
If you don’t absolutely max out the square footage, the numbers don’t make sense.
Every once in a while I will see someone build a sensible ranch which is great, but they leave so much $ on the table.
@AdvisorJohn Calculate the “investment return” using acquisition price / current valuation.
You can then share another metric called “leveraged return on cash” which is the return on cash out of pocket, but also needs adjusted for acquisition/disposition costs.

They finally worked it out but the damage is done. My kids have no relationship to these teams.
This will eventually need to resolve itself, but because of all time low rates in early 2020s and highest homeowner equity in history, there is no reason that it needs to resolve itself any time soon.

@AdvisorJohn We have a line for “Insurance Objection Deadline” in our contracts (CO).
I’ve barely seen it used until the past few years, but now it’s a meaningful deadline (especially in the foothills / mountains)
@ChiefNiftyswell I agree with you completely. My attitude is that we won’t go down, but it’s unlikely we go up much either.
If appreciation happens, that’s great but RE is a great long term investment either way.
