@bp22 @Goattty2 I definitely agree in the case of Manhattan and general east coast cities.
I guess I was talking more Midwest/West. DSM, Chicago, LA, LV, Dallas suburbs have expanded way out, but I see your point: demand is way more than 2x for all areas even in those cases.

@bp22 @Goattty2 Lastly I attribute most of the recent boom in price/interest rates to institutional buying of real estate/mass transfer of $ to real estate (Bill Gates, Mormon church, idk who else) especially in Iowa. Isn't this a significant contributer to the price relative to working class?

Population has not doubled everywhere while prices have regardless. Also populated area in circumference of cities/verticle housing near center has to have more than doubled around most cities.
