@moving_charlie There’s still a lot of foreign money flowing in Charlie, I don’t have numbers to back this up but hearing of Chinese, HK, South African and even Canadian buyers happy to take very average returns. A worrying trend and certainly not going to help your followers get on the ladder

@moving_charlie There’s no incentive whatsoever for the big house bashers to build more units, supply is controlled for a reason. The only way planning reform might help is by bringing the SME’s back into the fold but wider regulatory costs have been killing their margins for years

@peterproperty The Building Safety Act is one of the major factors. Approvals from the BSR to start on site just aren’t happening due to a lack of resource at the HSE. 12 week determination periods are more like 20-24 with a high proportion of applications being thrown out after 8-10 weeks
@moving_charlie Trouble is they’re absolutely terrible at it. All slowed down by horrendous amounts of red tape and internal stakeholders who delegate every decision to somebody else - the result is construction programmes double and costs skyrocket
