Inclusionary zoning is like dropping a tactical nuke on your city’s housing market. It should be frankly illegal to pass IZ laws in this country.
@YIMBYLAND And optional IZ, also known as "density bonus programs", results in substantially lower housing production than does granting the bonus entitlements by right. Especially when the city deliberately downzones your neighborhood to restore the incentive to participate in the program.

I'm not aware of a single instance where IZ mandates ushered in broad improvements in housing affordability, but I'm aware of loads of instances in which they crushed housing production. Blue cities/states need to take the evidence seriously and scrap these failed programs.
