Community Owners gathered in April at the Omni's Disco Room to rank their comfort and awareness of EB PREC's cooperative practices. Folks self-selected into different levels of comfort, discussing topics like presenting cooperative proposals, inviting friends to become members, and starting Owner Groups to initiate projects and acquire property. Staff, Community and Resident Owners also shared honest self-reflections and feedback about how we actually get work done. For example, when does work flow from Staff to Resident and/or Community Owners? How does the Cooperative facilitate open conversation channels between different owner categories?

Our 4th annual Black Earth Day was a smashing success! Last month, 115 volunteers came together and collected 191 bags of trash (1660 lbs!) and 660 lbs. of green waste along the 7th Street Corridor.
This year’s cleanup was hosted on the 26,000 sq ft. lot next to the Barn, and the future site of our Esther’s Garden project. Attendees were invited to share their vision for the amenities they’d like to see as part of our community-led development process.
Black Earth Day was also the kickoff launch of our two-year, $10 million investment campaign aimed at revitalizing West Oakland’s historic 7th Street corridor to address decades of government neglect through community-driven urban development and sustainable local investment.
A huge shoutout to all of our community partners who made this year’s Black Earth Day possible: Soul Blends Coffee, The Crucible, Mandela Partners, Root Volume, LISC Bay Area, West Oakland Environmental Impact Project, Oakland Gleaners, Lincoln Families, Common Vision, 7th West, Serial Material, Sterling Art Services, and the City of Oakland.

CONTEXT: On Oakland’s Earth Day, approximately 72 trees were red tagged along 7th Street and around the West Oakland BART station.
The response from across the West Oakland community has been immediate and unified: the scale and approach of this tree removal is unacceptable and unnecessary. The core problem is not that the community disagrees with the approved plan. The core problem is that the red tags on the ground do not match the approved plan.
We thank the City of Oakland for promptly pausing permits for this tree removal, and are calling on the City and BART to correct specific mismatches between the red-tagged trees and the approved Preliminary Development Plan.

We had a blast hosting our friends from the Kataly Foundation last week to give a glimpse of our construction progress on Esther's Orbit Room. Kataly was first-in to give philanthropic dollars towards our collective purchase of Esther's. They held us with grace as we went through due diligence with them as a fairly new coop. That experience skilled us up in ways that would unlock several other forms of capital in the following years.

Access to affordable housing and space is the number one policy issue facing California arts workers. The upcoming session will bring together California-based experts who use innovative, practical methods to create solutions despite seemingly insurmountable obstacles. This conversation will explore strategies and solutions, including land trusts, new construction, tiny homes, co-operatives, and cultural districts.
ESTHER'S UPDATE: In January, we took important behind-the-scenes steps to prepare 7th Street for construction and long-term activation. The gallery space inside Esther's Complex was fully cleared to make way for the next phase of the build, marking a transition from planning to action.
We also cleaned and restored the long-vacant lot at the corner of 7th and Wood. For the first time in decades, the Wood Lot is active and will serve as a key staging area for our construction team throughout the new build.
This work was completed in partnership with DP Hauling, a Black-owned dumping company led by Senni, an East Oakland native who founded his business to show young people there are many pathways to success. DP Hauling was timely, professional, and did an outstanding job, bringing care and pride to every step of the process.
These efforts clear the way — literally and figuratively — for the next chapter of 7th Street!

The Omni Commons is a CALLI-owned and EB PREC stewarded property that CALLI will also be testing a volunteer-for-space trade program and can credit volunteer hours to future space rentals in the building.
Throughout 2025, our 7th Street Thrives initiative has been hosting mixers every two months at 7th West for businesses and organizations along the 7th St. corridor. Last month, we started something new: having our 7th Street merchants host the mixers at their business on a rotating basis.
Chris Barnett, one of the co-owners of Sterling Arts Services and a member of the 7th Street Neighborhood Business Council was the first to host! Chris (pictured in the middle wearing a light plaid shirt) noted after the event, "I cannot adequately express how much it meant to have you all, our community, at the shop last night. We enjoyed it thoroughly and look forward to doing it again—and here’s to our next gathering at The Crucible in December!"
