Met with an incredible client today and the feedback was all positive. Feeling grateful and confident, I also saw that I must never let myself feel entitled to someone’s business. That is exactly when the door opens to complacency and service can degrade. Stay humble & grateful!
@GlowSurfing How do they even propose to determine individual net worth? How many admin hours would that take, submission of documents by state residents, and is demanding those documents even constitutional?
Also Aisha Gomez actually has blue hair. That’s kinda hilarious.
@theficouple Pretty much, unless it’s a company vehicle you’re depreciating, which I do not think you meant
Having more money made me more financially disciplined. When you have something to lose, you’re not ok with blowing it all
If feasible, live under means and invest, invest, invest.
@BoomerDivvies I don’t think they need more risk, even if there’s an opportunity to tap the equity for investing. Add a job loss to this picture with a big HELOC outstanding and it gets ugly fast. Something needs to be traded down — cars or the house.
Class C property pressure-tests your operations. Every weakness shows up.
It’s a great teacher—you’re forced to fix what you could get away with in other asset classes.
Those new systems spread, and the whole portfolio gets better.
@seandsweeney My business once felt like my identity. That had to change.
It rewired my brain into constant problem-anticipation mode—no one can live there. I had to accept the steady flow of issues and learn to power down.
Silver lining: today’s “big problems” feel manageable next time.
🤔
I was born ‘87 & saw the last of lower tech. No cell phones, had to catch your friends at home or go find them. Needed the CD for a song or VHS for a movie
No on demand made things more special
People interacted a lot more
Smartphones & getting whatever we want kinda sucks
Met with a potential client on a 36-unit. I saw it was already operating precisely like a 4d property—but not enrolled
We were hired, and I filed the application today
$53,000/yr in property tax savings
Not genius, just knowledge and experience. Profit can hide in plain sight
Adapted from a Buffett quote:
It’s far better to buy a wonderful piece of real estate at a fair price than a fair piece of real estate at a wonderful price.
@bavedikian I went to college in 2005 then back in 2017 for a grad degree — the difference was staggering. Luxury student housing everywhere (definitely not there in ‘05), students all had new MacBook Pros. Amount available to borrow was so much higher. Students are crops in a financial farm
@Lawyer4Deals So true. I have a few remote people for admin and random special projects, like gathering raw data for cost analysis. It’s not too often, but if I’m really putting out fires, I can’t figure out their best projects for the day, and their routine duties don’t fill a whole day.
I went to college in ‘05 and again in ‘17. Campus had completely changed, luxury student housing everywhere, all had brand new MacBooks.
Private lending availability has tripled. Universities are a financial farm for lenders, and debt is why their crops support socialism at 70%
@krassenstein The fund has $5-6 billion. SNAP costs $9-10 billion per month. It would run out in the first month before everyone received their benefits and then… the government would have to reopen or pass new funding. Agree it should be released, but the claim is manipulative & untrue.
