They rent these out in the off season.

They are not coming back.

They will never come here again. One of my friends knows a dozen retired, well-to-do couples who have bagged trips to Arizona, Florida, Georgia, ANYWHERE in the US.

They're dumping $80mil properties at fire sale prices because there are no buyers.

They're buying land in Europe and Australia.

They are voting with their dollars.

Billions of them. That we call "tourist dollars".
