Something happened to someone, and he narrated his experience to me.
He said he had a friend who was in Ghana. The guy told him he wanted to buy land in Nigeria and would make payment immediately once he found a good property because he trusted him. He also said that when he returned to Nigeria, he would now visit the land.
Since he knew nothing about land or real estate, he quickly reached out to some agents around him. They showed him a location with two plots of land together and told him it would cost ₦5.5M
However, the extra ₦500K on top was to be shared among three people as commission from the sale, and he was one of them.
So, he gave his friend information about the land they had shown him but did not disclose the commission part, which was not entirely bad.
The problem started after payment had been made. He later realized that they had bought the land from the wrong people. The person they paid the money to disappeared after giving them their respective commissions.
His own share of the ₦500K was ₦150K. At that point, it looked as though he had partnered with those people to scam his friend because he had also received a share of the commission.
He said he was ignorant of the land buying process. He kept the whole experience a secret from his friend until he returned to Nigeria.
The moment his friend came back, he told him exactly what had happened and informed him that he still had the ₦150K with him. His friend's wife wanted her husband to have him arrested, but his friend refused.
However, the situation ended their friendship, and they are no longer in contact.
This is why I always say, if you're investing in real estate, don't hand over the responsibility to someone simply because they're your friend, sibling, cousin, or relative.
Good intentions are not enough in real estate.
Many people don't set out to scam their loved ones. The problem is that ignorance can be just as costly as dishonesty. Someone who lacks experience can easily fall into the wrong hands, make costly mistakes, and drag you into problems they never intended to create.
When money is involved, work with professionals who understand the process, know the red flags, and can carry out proper due diligence. It could save both your investment and your relationships.
