5 properties closed within 10 days of being flagged. Every single one had been on the market for 6+ months before. These weren't easy listings, they were the ones the standard flow had defeated.
A traditional listing optimizes for the highest offer, eventually. Distress Sale optimizes for the offer that actually closes, soon. For sellers burning cash on carry costs, the math often favors this.
The mechanics are simple. Seller sets a floor price + close window. Buyers see it in a dedicated feed. Offers come in days, not weeks. Both sides know the trade going in.
So we built a fix. When a seller flags a property as Distress, it surfaces to a separate pool of pre-qualified buyers who want exactly this: below market, fast close, fewer contingencies.
Buyers can't tell which listings are genuinely flexible. Sellers can't signal urgency without spooking ordinary buyers. The people most willing to make a deal happen never meet at the right moment
They'd take a steep offline discount from whoever they could find. That's not bad luck. It's a structural mismatch. Motivated sellers and opportunity buyers exist in the same market but never find each other.
We kept seeing the same pattern in our data. Properties sitting 4, 5, 7 months. Price creeping down. Then the listing goes quiet, not because it couldn't sell, but because the owner couldn't wait any longer.
For most sellers, time on market is an inconvenience. For some, it's a tax, daily mortgage interest, a relocation deadline, a probate timeline running out. Capital trapped in a property that won't move.
