TUCKER: I think, I understand that, and I'd like to see the US not go under also, but I think they're accelerating the destruction of the United States.

Za posledních 5 let jsme v létě strávili v Itálii, hlavně v Toskánsku, přes 6 měsíců. Projeli jsme přes třicet různých ubytování. Apartmány s bazénem, agriturisma, vily na venkově. Po čase si člověk udělá docela přesnou představu, co je nadprůměr a co jen hezké fotky.

Pro nás jedno místo trčí nad těmi všemi. Letos jsme jím dovolenou rovnou začínali, protože jsem za těch pět let nenašel nic lepšího. A už jsme se tam nemohli dočkat.

Agriturismo v Umbrii kousek od Todi. Velký apartmán se dvěma ložnicemi, bazén s výhledem do širokého kraje, obrovský oplocený pozemek s borovicemi, venkovní altánky k sezení, parkování ve stínu stromů a nabíječka na elektromobil, za kterou po nás majitelka nechtěla ani euro. Ráno ticho, večer cvrčci a nikde nikdo.

Na Bookingu má 9,5 z 10. Personál rovných 10, poloha 9,6. Loni ještě slabší wi-fi, letos i na tomhle zapracovali a internet šlape na jedničku.

Za 125 eur na noc. Obě ložnice klimatizované, dobře vybavená kuchyně, obří obývák.

Stavím dům v Beskydech, takže ceny za stavbu vidím zblízka. A skoro nikdo v debatě o drahém bydlení neřekne, že samotný dům je z celé skládačky ta nejlevnější položka.

→ Dům 3+kk na klíč od spolehlivé firmy pořídíte za 3,9 mil. Kč.
→ Dům 4+kk začíná na 4,15 mil. Včetně zateplení, topení i koupelen.
→ Splátka na 4 miliony vychází při dnešních sazbách kolem 22 tisíc měsíčně.

Nová garsonka od developera v Praze stojí průměrně 6,9 milionu. Jeden pokoj s kuchyňským koutem.

Cena bydlení se neláme na cihlách, láme se na pozemku pod nimi.

→ Pozemky pro bydlení zdražily za 10 let o 221 %, z 814 na 2 615 Kč/m².
→ Za běžný pozemek u Prahy dáte přes 7 milionů, tedy víc než za ten dům.
→ V celé zemi je v nabídce 15 172 pozemků, o 9 % méně než loni.

Splátka tím rázem není 22 tisíc, je přes 60.

Teď je otázka, jestli si můžeme dovolit více prostoru zastavit, když nám dochází povolené a zasíťované parcely?

Pomohlo by vyměnit v plánech mrtvé plochy za živé a zasíťovat je dopředu. A danit hodnotu pozemku, ne jeho papírový stav. Z parcely bez povolení se dnes platí daň jako ze zahrady, takže držet ji prázdnou nic nestojí.

Politicky je to nepříjemné, protože každá nová parcela naštve ty, kdo v obci už bydlí. My už tady bydlíme, další tady nechceme. 👷
