@ThinkAppraiser @ImTheReal_LT I complete disagree with this statement. Home on the market for (X) amount of days and 10 offers over asking price that YOU should ask for to review should absolutely be noted in the appraisal. Not adding that verbiage about multiple offers is bad appraising.

I have been an appraiser for 20 years and have never met an underwriter who acknowledges and accepts $100k increase in value with some clean up and little cosmetic repair on a short term flip.
