@sam_eagan 1. Much of the Sellers are longterm investors and want to sell at a high point, not a low point.
2. Interest rates on seller houses are often FAR lower than new interest rates. Seller is practically making money by simply paying their 3% so they can hold out.

@politicalmath a big part is the interest rate differential. Sellers want it to be "worth it" to remove their 3% interest rate that doesn't even keep up with inflation
