@EconomPic Also there is path dependency because you took on 25x+ leverage initially so depending on the speed of prices decline and the equity in the home during the housing price collapse you may have gotten stopped out when prices hit rock bottom
@EconomPic That might be true but your model of the world involved housing prices falling 60% and you believe that in that scenario there would not be a repricing of rents.

@arthur_spirling Perhaps this is an unpopular opinion but just because one subject is the basis of another does not mean it should be taught first. I think it might be more intuitive to start with stats to provide genuine motivation for learning calculus (learning p values)
