As long as I can remember, sharing development updates on X felt limiting. Word/image limits and other quirks held me back.
Although X premium could solve some issues, it can't match the freedom of a blog (in bio).

With the underdeck park funding killed by the big beautiful bill, I guess portions of the park are now being sacrificed for other developments.
Below is renderings of the newly planned Arsht Center garage.
I wonder if more portions will be sacrificed, let's see as time goes on
@M___Morgenstern Portions of the green space/plaza will instead be used for the garage. The rest of the space for the underdeck is still planned for green space, however plans are in limbo due to funding cuts from the government a while back.
@stocktrade2day Unfortunately news like this is inherently political, from the funding cuts I reported on about a year ago, to local leaders and their choice to replan county-owned land. However, this account is not political and I try to not touch too much on county-level politics.

The two towers will rise 32 floors, or 362 FT to the roof. They will be the latest towers in an area with blossoming growth.
A demolition permit has also been filed on-site.

A joint venture is nearing groundbreaking for a development known as Merrick Parc, after receiving $30m for land loan & pre-construction financing.
Plans call for 806 units, 819 parking spots, and 16,750 SF of retail steps from a Metrorail station.

The development will proceed in phases.
Just across the street, the developer is also proposing 3 separate multifamily buildings under the Live Local Act (to be revealed later).
The development is awaiting approval by the Planning Commission. Staff has recommended approval.
๐งต1890 NE 146th St: North Miami
Dezer development has proposed a residential development consisting of an 8-story (85 FT) building, a 14-story building (144 FT), & 2-story townhomes.
There will be 600 units, 944 parking spaces, & 4,526 SF of retail space.

On the ground floor will be 7,550 SF of retail space, and 236 parking spaces in the podium.
The development is moving forward administratively, meaning no public hearings can delay the project.

Florida's tallest mass timber building has been proposed in West Palm Beach, set to rise 25 floors.
The development will feature 366 units, of which 40% are workforce (aka 148 units) due to the Live Local Act.

@JbcTrader@NeverFearTheFal The dedicated taxes for roads exist because of usage. If you under invest in transit there's no incentive for funding. If you invest, build ridership, then the same tax base follows. You're using the absence of investment as an argument against investing
@JbcTrader@NeverFearTheFal Those taxes do help but they actually don't cover the whole cost. Since 2008 congress has transferred over $275 billion in taxpayer money to cover shortfalls because fuel tax revenues and other taxes couldn't cover the entire cost. Also your logic is circular-
@JbcTrader@NeverFearTheFal Roads do not pay for themselves except if you mean the investment they spur. That is the exact same case for public transit. If you want less traffic when you drive then investing in transit to take cars off the road is a no brainer. This shouldn't be controversial.
