Because both parties over the past 20 years have increased the cost of living so much that it became unaffordable to continue to have children like is was back then. So we started importing people when they should have fixed the cost of living 20 years ago, and offered more incentives for families to have more children.

And by doing so, you’ve changed the auction game forever and forgotten there are two sides to every transaction.

Instead of transparent public auctions where buyers see real competition, you’re pushing sales behind closed doors into private sales. There, buyers have no idea if agents are being honest about other offers.

Publishing the reserve also sets a public ceiling in buyers’ minds they’ll pay not one cent more. Many vendors in the inner north apartment market, for example, bought off the plan 10 years ago for around $600k. Today they’re lucky to clear $500k. They’re often facing financial hardship themselves and set a realistic reserve just to cover debts, hoping for a little extra to move forward. This policy disadvantages them by removing any chance of that upside.

Vendors can still change their mind at anytime they’re never obliged to sell.
