Agba, I understand the idea of capping rents at 5% of certified value in Lagos.

However, history shows this isn’t the best way to fix Nigeria’s housing crisis.

Look at Argentina. People there celebrated a 40% drop in rents, but it wasn’t magic or government price controls.

President Javier Milei repealed rent control laws, freed up the market, and suddenly landlords flooded the market with properties.

Supply exploded, outpacing demand, and prices fell naturally through competition.

That’s exactly why I’ve been warning against the loud calls for rent control here in Nigeria.

Rent caps sound nice, but they kill new construction, discourage maintenance, and shrink supply....the exact opposite of what we need.

Landlords who can’t make a decent return simply pull out or stop building. We’ve seen it play out again and again around the world.

Argentina proves there’s a better path: increase housing supply.

Streamline construction permits, cut red tape for developers, offer real incentives for builders, and back genuine affordable housing projects.

Make it easier and more profitable to build homes. Let the Lagos-Ibadan train depart from Ibadan by 6 a.m. so it can encourage more people to live in Ibadan and Abeokuta... and rents will come downdrastically.

Capping rents is a short-term political gimmick that creates long-term pain.

The real solution is growth in housing stock, not artificial controls that eventually take properties off the market entirely.

If a landlord can’t make good money, why would they bother investing in or maintaining properties?

Let’s learn the global lesson from Argentina instead of repeating failed policies.

More homes, not more rules. That’s how you actually solve the crisis.

The government must focus on building more houses, not creating more housing rules.
