This thing exactly happened to me.
A year ago when I was house hunting. I saw this beautiful apartment in a very calm and good location.
I approached the caretaker, who told me that the rent is 1.5 to pay 1.1 million.
As at this period my wife was heavily pregnant and I wanted to pack out of where we were living then due to poor roads and very very poor electricity.

As I was still negotiating with the caretaker, a yahoo boy came down from his benz and paid 2million for that same house.
I was devastated. This was the best house I have seen in over 1 months of house hunting.

I pleaded with the caretaker. He told me that someone else who knows the value of the house has paid for it.

It was a sad experience because my wife was almost due as at when this happened.

But we have beaten the top teams in Europe. During the wenger days we used to hear that winning the league is a matter of beating the smaller teams. Except arsenal doesn't do the same thing they have done after every defeat in the league. Until then we are winning the league.

In previous seasons, Arsenal have been noticeably dominant over the top 6 teams in the English Premier League, which was a sign of their growth and progress during the project.

Conversely, this season, the Gunners seem to have regressed sharply. Their approach whenever facing these top sides remains suspect to so many interrogations. At Old Trafford, the Gunners were ran over by Manchester United and were only lucky to scrap a 1-0 win.

Against Liverpool at Anfield, the Gunners were coy and timid, and did not go on the offensive to a Liverpool side that was there for taking and lost through a Dominik Szoboszlai's spectacular free kick.

Arsenal should have beaten Manchester City at the Emirates. Instead, they trailed at home and had to fight hard to secure a draw when Pep Guardiola's side was a beatable side. Liverpool's trip to the Emirates was a once in a life time for the Gunners to finally beat them, but again, they were turned to a middle table team in the second half with Liverpool running riots over them.

Mikel's side had a disappointing result against Chelsea. Despite Moises Caicedo getting sent off early in the game, Mikel Arteta and his side could not take advantage and beat the Blues, and again settled for a disappointing 1-1 draw where they had to come from behind.

Arsenal suffered at the hands of Aston Villa in Villa Park, but came strong at the Emirates with a commanding victory. The Gunners They also had a convincing 2-1 win at St. James Park against Newcastle United. A similar result was registered against Spurs (4-1) at the Emirates.

Manchester United's victory at the Emirates was always coming. It is obvious from the above review that the Gunners have a problem against the big teams this season. When they face these sides, they suddenly and shockingly forget why they are league leaders and top sides and begin to play like the typical Arsene Wenger Arsenal in the Post Highbury era. These games will matter. They will count.

It is interesting that despite dismal and discouraging performances in these games, the Gunners have a 4 point lead, still ahead of the rest. These games would have made a huge difference.

This time last season, Havertz had already scored or assisted 18 goals. Zero penalties.

Arsenal have bought Gyokeres, who can’t even find chances for himself.

If Arsenal had started this season with Havertz, assuming he wasn’t injured, we still wouldn’t be doing worse than we are currently doing Infront of goals.

The argument everyone making is how much Havertz missed chances. Haaland has missed more big chances than anyone else this season. All the big-scoring strikers miss more chances than anyone else. The most important foundational skill for a striker is seeing chances, missing most of them, and scoring the others.

Gyokeres is not seeing chances, and everyone is blaming the system under which Havertz was playing and seeing chances.

So the only relief you are claiming here is rent relief.

How PAYE is computed
Step 1: Start with gross income
₦1,200,000
Step 2: Deduct allowable reliefs
Under the new framework:
Rent relief is capped (currently ₦500,000)
So: ₦1,200,000 − ₦500,000 = ₦700,000
This ₦700,000 is your taxable income.

Now compare with the tax free threshold
Under the new tax law:
Income up to ₦800,000 per year is not taxed
Your taxable income after reliefs = ₦700,000
That is below ₦800,000.

In this case, you will not pay PAYE
because after allowable reliefs, your taxable income falls below the taxable threshold.
If:
your rent was lower, or
rent relief didn’t apply, or
income increased slightly
You could easily cross into taxable territory.

One warning people miss
PAYE exemption:
does not mean your employer ignores you
it means tax is calculated and results in ₦0

Your employer still needs to:
compute PAYE
show the reliefs
file returns
Silence or assumption is what causes future problems.

As a personal finance coach, I would be remiss not to mention that a man making 1.2m a year should have no business paying rent of ₦500,000.

You should strive to keep your annual rent at 3 months' salary or less.
