SALE OF LAND AGREEMENT vs DEED OF ASSIGNMENT

Before you celebrate buying land, make sure you know what document you actually have.

Because not every document means you automatically owns the land.

SALE OF LAND AGREEMENT (CONTRACT OF SALE OF LAND)
This is a preliminary document that defines the transaction between the seller(vendor) and buyer(purchaser) before the final transfer of title.

It contains the terms, conditions, parties, and description of the land.

It shows that both parties intend to buy and sell.

Ideally, it does not transfer legal ownership of the land/property.

DEED OF ASSIGNMENT
This is the document that transfers ownership of the land.

It shows that the seller(Assignor) has transferred their interest in the land to the buyer(Assignee).

While the Sale of Land Agreement is the initial document, the Deed of Assignment is the final document.

For maximum legal protection, it should be signed, stamped, and registered.

Imagine you're driving home when someone suddenly runs across the road, and despite trying to stop, you hit the person.

Your first instinct may be to speed off. But that single decision could land you in far more serious legal tŕòùble than the àççìdènt itself.

Knowing what to do can save a life and protect your legal rights.

DON'T:

Speed away from the scene.

Hide your vehicle or attempt to repair it immediately.

Move the vìçtim carelessly unless there is an immediate ďàñger (such as fìŕè or an è×plosìòñ).

Fìģht or argue with àñgry bystanders.

Offer fàlse information or ßlàme others without evidence.

Attempt to ßŕìbe the police or witnesses.

INSTEAD, DO THIS IMMEDIATELY:

1. Stop Immediately: The law expects a driver involved in an àççident to stop. Leaving the scene can have serious legal consequences.

2. Check the Victim's Condition If it is safe to do so, check whether the person is conscious or breathing.

3. Call for Medical Help: Contact an ambulance or take reasonable steps to ensure the ìñjured person receives urgent medical attention. Where necessary, ask bystanders to assist.

4. Report the àççìďent: Notify the nearest police station or traffic authorities as soon as possible, especially where there is dèàth, serious !njùry, or significant ďàmage.

5. Preserve the Scene: If it is safe, avoid disturbing the àççident scene until the police have documented it. Take photographs or videos if you can do so safely.

WHAT HAPPENS NEXT?

Where a person ďies unexpectedly, the matter may also be referred to the Coroner, and a post-mortem examination may be conducted to determine the actual cause of dèàth.

If the evidence shows that an óffèñce was committed, the driver may be þŕòsecuted. If not, the investigation will establish what truly happened.

WHY THIS MATTERS

Not every road àççìdent is a çŕimiñàl óffeñçe.

Some àççìdents occur despite a driver's reasonable care.

However, running away, concealing evidence, or failing to report the àççident can create suspicion and expose you to additional legal consequences.

Your first responsibility is to preserve life, report the incident, and cooperate with lawful investigations.

The best response after an àççìdent is not panic, it is responsibility, honesty, and respect for the law.

5. Cooperate FullyGive a truthful statement, explain the timeline of events, and disclose any medication, alcohol, food, or substances taken by the deceased if you know about them.

WHAT HAPPENS NEXT?

The police will secure the scene, take statements from you, hotel staff, and other witnesses, and document the room. Where necessary, the matter will be reported to the Coroner. The body will usually be taken to a government-approved mòŕťùary for a post-mòŕţem examination to determine the actual cause and time of dèàth. If required, the Coroner may conduct an inquest before authorising the release of the body.
