We served 7 x S21 in the 18 months up to the end of the year (6 selling and 1 arrears). The 4 I’m drawing up today make it 8 so far since January. I see this number increasing as the months progress towards the RRB.

@Sillyshib One of my houses is now £350-£400 below market. Tenants been there for 9 years and rent only increased £55 in that time. Having just spent £9k on new windows, rent does need to increase but feel it needs to be reasonable to them in first instance. Maybe £50 increase initially.

The latest (Pro9) is 13 months old and has to be repaired last December under warranty.

It’s just failed again. My oldest Pro is 8 years old and has never failed me.
